Total maintenance for the four months ending October 31, 2022 was $84,294 as compared to $43,921 for the prior year.  Significant repairs this year making up a portion of the increase are as follows: Replacement of rotten siding (approximately $11,000), painting not assessed for (approximately $10,500), water main emergency repair (approximately $7,500) and a repair to associations Kubota tractor (approximately $3,000).

New Owners

We welcome new owners to our Lakeside community.

Unit #61 was purchased by Matthew and Sara Resnick, whose permanent residence is in Shelby Township.

Unit #69 is now owned by Todd Stawicki and Stacey Olson of Springfield, IL.

Unit #73 was purchased by Greg and Julie Brown, who reside in Clarkston.

Project/Grounds Update

  1. Staff will begin winter heat checks, ensuring that windows are closed, heat is turned on, and thermostats are set to a minimum of 55 degrees.   If you do not want your unit checked during the winter months, please notify staff by submitting a Repair Request Form—accessible from the LSC website.  (More info about this can be found in John Lehman’s report, below.)
  2. Evergreen completed another fall clean up on November 29th
  3. Snow removal has begun with our November burst of weather
  4. Roofs are being cleaned of debris

Winter Reminders

  • All planters and flowerpots should be removed from the stairs and sidewalks for easier snow removal.
  • Be sure to check all windows to ensure they are securely closed.
  • Set thermostat for heating with a minimum temperature of 55 degrees when not occupied.
  • Please call the office with any questions regarding winterization.

Repair Request Form (MAINTENANCE/REPAIRS Menu)

This page allows you to send a request for repairs or other work on your unit to Property Manager Kevin Kissinger. But the Association is only responsible for general common elements such as hallways, roofs, and chimneys, not elements such as sliding doors, skylights, or air conditioners. So be sure to check the Maintenance and Repair Responsibilities page before you submit a work request.

If you do not want heat checks done on your unit during winter months, please let staff know by submitting a Repair Request form.

HOLIDAY FUND 

One of the best ways to thank our staff and show our appreciation for their hard work throughout the year is for you, as an Owner, to voluntarily contribute to the Employee Holiday Fund. It is through the efforts of our staff that many of the little problems and all of the larger problems are solved. The Board is asking each Owner to voluntarily contribute at least $25 or more to the Holiday Fund (Coupon and return envelope enclosed with Newsletter). The funds will be shared with our employees based on seniority, responsibilities and amount of time worked during the year. Your contribution (check) should be made payable to Lakeside Club and marked “Employee Holiday Fund”. Your Holiday Fund check along with the contribution coupon may be placed in the enclosed envelope (along with your dues if you don’t have auto deduction). The employee will be given a Holiday card containing the name and unit number of each contributor. Our goal is 100% participation. Thank you so much for your anticipated contribution. Your show of appreciation for our staff will go a long way.
