Annual Meeting

The Annual Meeting of Lakeside Club Condominium Association Co-owners was held on Saturday, September 2, 2023 at the Lakeside Clubhouse.  Meeting minutes and other documents can be viewed on the LSC website.

A suggestion was made at the annual meeting to distribute association information and monthly billing statements via email.  Please ensure that Gretchen Cleary (bookkeeper) has your correct email address by visiting the LSC website (see above for access information).  Remember to log in to the owners’ section, click on Owners, then select Owners List from the drop down.  If changes need to be made, please email Gretchen Cleary at GCleary@dgncpa.com

 

Financial Information

Reminder: Monthly dues increase to $475/month beginning October 1, 2023

Additional Assessments for Major Maintenance

  • 2023-2024—the following items have been identified as major maintenance items needing attention within the next six months outside of the normal operating maintenance covered by dues:
  • Replacement of the pool dehumidifier approximately $86,000
  • Header Replacement to Building D                         approximately $50,000
  • Leveling Support of Buildings D & E                         approximately $76,000
  • Landscaping approximately $50,000
  • The Board is levying an additional assessment of $3,600 per unit to cover these major maintenance items, payable in 12 monthly payments of $300 per month beginning October 1, 2023 and ending September 1, 2024. In lieu of monthly payments, a one-time discounted payment of $3,420 will be accepted if paid in full by October 31, 2023.

 Additional Assessments for Cash Replenishment

  • We have had five consecutive years where our expenses have exceeded our income.
  • We have used our excess cash in order to pay day-to-day expenses and now we have no excess cash.
  • The Board is levying an additional assessment of $1,020 per unit to cover these major maintenance items, payable in 3 monthly payments of $340 per month beginning October 1, 2023 and ending December 1, 2023. In lieu of monthly payments, a one-time discounted payment of $969 will be accepted if paid in full by October 31, 2023.

Rental Survey

Following a discussion about rental procedures at the annual meeting, it was suggested that all owners be given a chance to share thoughts, suggestions, and opinions regarding rentals at Lakeside Club.  A survey was distributed to all owners via email and a paper copy is included with this mailing.  Thank you to everyone who replied, and we encourage others to participate either by email or by completing and returning the paper copy.

 Project/Grounds Update

  • Header project Building D Units 13-22
    • Project will be started mid to end of October
    • See previous notes on project from spring 2023
  • Support and leveling project Building D and E Units 13-32
    • Install LVL’s along side existing beams in crawl spaces
    • Replace failing shims on top of pillars
    • Install 6 x 6 posts to reduce the span between beams
    • Install LVL’s on side of existing beams
    • Lift beams slightly to remove existing shims and replace with concrete shims where possible
    • Install vertical blocking where needed
    • Areas to be worked on are below the kitchens and bathrooms
      • Not lifting and leveling
      • Provide support to reduce and further damage
  • Pool Dehumidifier
    • Waiting on delivery of new dehumidifier system
    • Start date to be determined
  • Landscaping
    • Building I and J Units 45-50 and 71-76
    • Project start date October 2, 2023
  • Pool and Hot tub
    • Contacted Great Lakes Pool and Spa out of Traverse City
    • Scheduled to come end of October

    • Cracks were repaired

Winter Reminders

  • Hoses must be removed from external faucets and faucets shut off. 
  • All planters, flowerpots should be removed from the stairs and sidewalks prior to November snowfall.
  • Be sure to check all windows to ensure they are securely closed.
  • Set thermostat for heating with a minimum temperature of 55 degrees when not occupied.
  • Moorings should be removed from the lake or properly marked with a smaller winter buoy. We will be removing abandoned moorings in the spring so at that time, please make sure your unit number appears on your buoy.
  • Watercraft and trailers must be properly stored for the winter.
  • Please call the office with any questions regarding winterization.

Lakeside club members are fortunate to have access to a lake that accommodates loons, which are often found only in wilderness areas. The Loons of Round Lake web page will tell you all about the Common Loon and how to avoid disturbing any nesting loons on Round Lake. The Loon Report on that page keeps you updated about the activities of the loons. You can participate also, by reporting significant loon observations to jwillehman@gmail.com.
